**Hardeman County zoning requirements require a minimum lot size of .5 (1/2) acres in order to build** (additional Woodrun Property Owners Association (WPOA) requirements apply). No WPOA building permit will be issued until all state and county requirements have been met and the permits below have been obtained.
-Septic permit from TDEC
-State Building permit (applies to new homes)
-State Electrical permit (applies to all project requiring electrical service)
-Hardeman County Building Permit; WR zoning R-MH - minimum Building Lot .5acres (1/2 acre) and is being strictly enforced; Setbacks; Front 35’; Sides 15’; Rear 25’. Consult with the County for further information. Jim Pierce-ZCO – 731-658-5412.
**Purchase of a property does not automatically confer membership into the WPOA.** WPOA Covenants prohibit any lot owner from selling or conveying title to anyone not approved for membership of the WPOA.
It is HIGHLY RECOMMENDED that any perspective buyer exercise DUE DILLIGENCE before entering into a purchase contract with the intent to build. The Woodrun POA does not warrant the ability to build on lots within the development.

Anyone obtaining property within this subdivision via a Quit Claim Deed or by any other means: Be aware that the past dues, fees, and assessments may be assessed to the new owner(s).
